Short Description

The Real Estate Manager is responsible for ongoing management and improvement of Herc Rental’s Real Estate portfolio of approximately 350 locations throughout North America and sourcing new locations to support the company’s strategic growth plan.

Responsibilities

Communicate objectives and strategies to broker partners, ongoing management of broker and developer network
Conduct Market Research and Site Selection for new Herc Rentals branches 
Negotiate and draft detailed Letters of Intent for proposed deals 
Prepare market rent comparison analysis
Evaluate compliance with local zoning, permitting & use regulations, and requirements
Prepare comprehensive site approval packages for presentation at monthly Real Estate Committee (REC) meeting.
Negotiation and review of new leases and lease extensions, including coordination between legal counsel, Herc Senior Management, and landlord
Execute Strategy for purchase and sale of Real Estate as needed, coordinate Appraisals, Title, Surveys, Brokers, Purchase & Sale Agreements, Due Diligence
Partner with in-house and outside legal teams to finalize lease agreements.
Support real estate acquisition transactions, as needed
Coordinate with construction and other departments through branch opening
Monitoring Key Lease Dates – expirations, option notices, termination notices
Manage Branch Closures, coordinate facility turnover to LL, as needed
 

Requirements

    Professional Experience

    Minimum of seven years of experience working within a fast-paced corporate real estate environment in a deal making/negotiating capacity

    Educational Background

    Bachelor’s Degree in closely related field, preferably in real estate, marketing, management, or related business discipline
